Q: If I want to build an extension to my home, will Building Regulations apply?

Q: I want to erect a conservatory do I need Building Regulations Approval?

Answer:

Conservatories are exempt from compliance with building regulations if the floor area is less than 30 sq. metres.  The walls and roof must be substantially glazed with a transparent or translucent material.  If the walls are solid, or if the roof is not opaque (i.e. slate or tiles) then you will need a building regulations application.

The glazing must meet the requirements for safety glazing.

The conservatory must be separated from the existing property by a wall/door or glazed screen.  If you don't want to separate your conservatory off from the next room then you will need a building regulations application.

Electrical Installation within the conservatory is subject to Building Regulations.  This means that if you are installing any lighting or electric sockets etc. you will need a building regulations application.

Conservatories will still need planning permission in many cases.  Check with the planning department to find out whether you need to make a planning application for your conservatory.
