Building regulation charges
Guidance Notes for Building Control Fees and Charges
The following provides guidance on charges for Building Regulation applications in Ribble Valley.
They are not, however, intended as a substitute for the Ribble Valley Borough Council Scheme of Charges.
Full Plans
This is the most common type of application and involves the submission of detailed plans for approval. A plan charge is payable on deposit of the application and an inspection charge is payable afterwork has commenced and the first inspection has been made.
Building Notice
This type of application does not involve the submission of detailed plans for approval. It is suitable for domestic applications but cannot be used where the building is a workplace.
The Building Notice charge must be paid on deposit of the application with the council.
Exemption for disabled work
Where work is to provide access or facilities in an existing dwelling for a disabled person no charge is payable.
Regularisation Charge
The regularisation charge is the Building Notice charge plus 20%. (no vat is payable)
Total Estimated Cost
This means a reasonable estimate of what would be charged by a professional builder to carry out the work (excluding professional fees and VAT).
Multiple Works
Where plans show more than one type of work (i.e. different charge categories) the charge payable is aggregated accordingly.
Instalments
For certain larger projects the charges may be paid by instalments.
